    Land without permission, assessed honestly against the local plan position, the housing land supply and the realistic route to allocation. Selection of promoter or developer partner, and negotiation of the agreement that follows.

    Deal structuring & agreement advice

    Option, promotion, conditional contract, hybrid or unconditional sale. Which one fits, and then the detail inside it: price mechanism, cost caps and deductibility, minimum prices, longstop dates, planning triggers and dispute resolution.

    Development appraisal & viability

    Residual appraisals built the way a housebuilder’s land team builds them, so you can see what a buyer can actually pay — and where their assumptions on values, build costs, abnormals and Section 106 are doing the work.

    What consent is realistically achievable, on what timescale, and what could stop it. Local plan and allocation strategy, pre-application positioning, and an honest read on the risks that get priced into offers.

This single choice usually moves more money than the price you negotiate afterwards. It determines who pays for planning, who controls it, when you get paid, how much you keep — and how long your land is tied up if it all goes quiet.

Most engagements start with an appraisal and no commitment on either side. If there is nothing there, we will tell you that too.

  1. Appraisal

    A confidential review of the land, the planning context and what development potential is realistically there. Free, and without obligation.

  2. Strategy

    Decide the route — sell now, sell conditionally, grant an option, promote, or wait for the plan to move. The right answer depends as much on your circumstances as on the site.

  3. Preparation

    Assemble what a buyer will need before they will pay properly for it: title and access position, constraints, technical baseline, and a defensible planning case.

  4. Market

    Approach the right buyers rather than the first one through the door, and create competition. Offers compared on structure and deliverability, not just headline price.

  5. Delivery

    Heads of terms, solicitors, planning triggers and payment milestones — managed through to completion. This is where most land deals are won or lost.
